Five things that change your price
- Square footage. Most flatwork is priced per square foot with a job minimum, usually around $100–$150.
- Height and access. Two stories, steep pitch, a gate too narrow for the rig, or no parking near the work all add labour.
- Method. A soft wash with cleaning solution costs more in chemicals than plain pressure — and it is the right call on siding and roofs.
- Condition. Ten years of algae is a different job from an annual maintenance wash, even on the same house.
- Region. Labour rates swing the whole range. The same driveway can differ by 40% between a rural county and a coastal metro.
Three ways to pay less
Bundle the visit. Driveway, walkway and patio in one trip beats three separate call-outs, because most of the cost is drive time and setup.
Book off-season. Spring is the crush. Late summer and autumn often get you better availability and a keener price.
Get more than one quote. Two or three numbers on the same job is the single most reliable way to know you are not being overcharged.

A single-story house wash usually runs $250 to $450 and a two-story $400 to $700. Height, access, siding material and how much algae has built up are what move it inside that range.
How much is roof cleaning?
Typically $400 to $650 for a single-story asphalt roof and $600 to $1,100 for two-story or complex pitches. Tile can run higher. It should always be quoted as a soft wash — high pressure strips shingle granules.
Is a cheap quote a bad sign?
Not always, but a number far below everyone else usually means no insurance, no cleaning solution (just water, so the algae grows straight back), or high pressure used where it should not be. Ask what method they use and ask for the insurance certificate.
